SUBSTITUTED TRUSTEE'S
NOTICE OF SALE
WHEREAS, on June 11, 2014, Mark A. Gross and Ruby L. Gross, husband and wife executed a certain deed of trust to Robert C. Richardson, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for The Citizens Bank of Philadelphia, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Newton County, State of Mississippi in Book 384 at Page 583; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated May 24, 2023 and recorded in the aforesaid Chancery Clerk's Office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on July 12, 2023 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the North Door of the County Courthouse of Newton County, located at 92 West Broad Street, Decatur, MS 39327, to the highest and best bidder for cash or certified funds the following described property situated in Newton County, State of Mississippi, to-wit:
Commence at the Southwest corner of Northwest 1/4 of Northwest 1/4, Section 1, Township 8 North, Range 11 East, City of Union, Newton County, Mississippi; thence North 351.7 feet; thence East 769.2 feet to a point in the North right of line of Mississippi Highway #492; thence South 73 degrees East 40.0 feet along said right of way line to a point in the East right of way line of Burton Street; thence North 17 degrees 51 minutes East 100.0 feet along said right of way line of Burton Street to the point of beginning of the herein described parcel; thence South 73 degrees 43 minutes 26 seconds East 103.0 feet; thence North 14 degrees 25 minutes 6 seconds East 20 feet; thence South 72 degrees 51 minutes 7 seconds East 60.0 feet; thence North 00 degrees 1 minute 06 seconds East 57.50 feet; thence North 72 degrees 42 minutes 4 seconds West 144.5 feet to a point in the East right of way line of Burton Street; thence South 17 degrees 51 minutes West 77.0 feet along said right of way line to the point of beginning, being a part of the Northwest 1/4 of the Northwest 1/4 of Section 1, Township 8 North, Range 11 East, City of Union, Newton County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
