NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 10, 2015, executed by TANNER R. MCGEE, ELIZABETH MARIE MCGEE, conveying certain real property therein described to JASON A MANGUM, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR AMERICAN SOUTHWEST MORTGAGE CORP., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Newton County, Mississippi filed and recorded March 11, 2015, in Deed Book 393, Page 535 ; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to ORIGIN BANK; and
WHEREAS, the undersigned, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on September 2, 2020 within the lawful hours of sale between 11:00AM and 4:00PM at the front door of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Newton County, Mississippi, to wit:
START AT THE INTERSECTION OF THE NORTH LINE OF THE NW-1/4 OF THE NW-1/4 OF SECTION 31, TOWNSHIP 7 NORTH, RANGE 12 EAST, NEWTON COUNTY, MISSISSIPPI, AND THE EAST LINE OF LEWIS ROAD AND RUN THENCE SOUTH 0 DEGREES 00 MINUTES 00 SECONDS EAST, 860.42 FEET; THENCE NORTH 90 DEGREES 00 MINUTES 00 SECONDS EAST, 272.87 FEET TO THE POINT OF BEGINNING: THENCE RUN SOUTH 70 DEGREES 39 MINUTES 47 SECONDS EAST, 146.42 FEET ALONG THE NORTH LINE OF LEWIS ROAD; THENCE SOUTH 65 DEGREES 47 MINUTES 09 SECONDS EAST, 166.89 FEET ALONG THE NORTH LINE OF LEWIS ROAD TO ITS INTERSECTION WITH THE WEST RIGHT-OF-WAY LINE OF MISSISSIPPI STATE HIGHWAY 15; THENCE NORTH 8 DEGREES 10 MINUTES 25 SECONDS EAST, 360.23 FEET ALONG THE WEST RIGHT-OF-WAY LINE OF MISSISSIPPI STATE HIGHWAY 15; THENCE SOUTH 68 DEGREES 07 MINUTES 00 SECONDS WEST, 225 FEET; THENCE SOUTH 40 DEGREES 27 MINUTES 00 SECONDS WEST, 204.70 FEET TO THE POINT OF BEGINNING. THE HEREIN DESCRIBED PROPERTY IS SITUATED IN THE NW-1/4 OF THE NW-1/4 OF SAID SECTION 31, AND CONTAINS 1.48 ACRES, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 23 LEWIS RD, DECATUR, MS 39327. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
