SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on the 27th day of February, 2017, Rayford Windham, Separated; joined herein by Keshicia Katonyia Grace aka Keshicia K. Grace, executed and delivered a certain Deed of Trust unto W. Stewart Robison, Trustee for Ditech Financial LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Newton County, Mississippi in Trust Book 415 at Page 559; and
WHEREAS, on the 29th day of April, 2019, Ditech Financial LLC, assigned said Deed of Trust unto U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, for Mid-State Trust XI, by instrument recorded in the office of the aforesaid Chancery Clerk in Trust Book 438 at Page 238; and
WHEREAS, on the 13th day of August, 2020 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Trust Book 451 at Page 112; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 23rd day of September, 2020, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the North front door of the Newton County Courthouse at Decatur, Mississippi, for cash to the highest bidder, the following described land and property situated in Newton County, Mississippi, to-wit:
Commence at the intersection of the East right of way line of Mississippi Highway 15 with the North line of the Southwest Quarter of the Southwest Quarter of Section 11, Township 5 North, Range 11 East of Newton County, Mississippi, thence run South 02 degrees 50 minutes 51 seconds West, 358.75 feet along said East right of way line; thence run South 04 degrees 23 minutes 14 seconds West, 95.39 feet along said East right of way line to the point of beginning; thence run North 89 degrees 57 minutes 48 seconds East, 258.12 feet; thence run South 08 degrees 37 minutes 35 seconds West 168.75 feet; thence run South 89 degrees 42 minutes 00 seconds West, 248.79 feet to the aforesaid East right of way line of Mississippi Highway 15; thence run North 05 degrees 55 minutes 59 seconds East 114.20 feet along said East right of way line; thence run North 04 degrees 23 minutes 14 seconds East 54.55 feet along said East right of way line to the point of beginning, said described property contains 0.97 acres, more or less, and is situated in the Southwest Quarter of the Southwest Quarter of Section 11, Township 5 North, Range 11 East of Newton County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
