SUBSTITUTED TRUSTEE’S
NOTICE OF SALE
WHEREAS, on the 14th day of May, 2015, JIMMY D. JONES executed a Deed of Trust to Robert Thomas, Trustee, in the principal amount of EIGHTY THOUSAND FIVE HUNDRED SIXTY SIX AND 50/100 DOLLARS ($80,566.50), same being payable in nine (9) regular payments of Five Thousand Three Hundred Seventy Four and 74/100 Dollars ($5,374.74), and one irregular payment estimated at Fifty One Thousand Four Hundred Fourteen and 71/100 Dollars ($51,414.71), with the first payment being due on November 14, 2015 and continuing on the same day of each year thereafter, with a final payment due on May 14, 2020; or until paid in full as set out in the Deed of Trust aforesaid, which is of record in Trust Book 395, Page 602 in the Chancery Clerk’s Office of Newton County, Mississippi; and
WHEREAS, on April 7, 2021, THE CITIZENS BANK OF PHILADELPHIA, did execute a Substitution of Trustee, naming ZACHARY A. MADISON as Substituted Trustee, which substitution is recorded in Book 458, Page 520, in the Office of the Chancery Clerk of Newton County, Mississippi; and
WHEREAS, default has been made in the payment of the indebtedness secured by said Deed of Trust, and THE CITIZENS BANK OF PHILADELPHIA, being the owner and holder of said Deed of Trust, having requested the undersigned so to do, I will on the 7th day of May, 2021, offer for sale and will sell within legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Courthouse in Decatur, Newton County, Mississippi, to the highest bidder in cash, at public outcry, the following described property located and being situated in the County of Newton, State of Mississippi, to-wit:

Commence at the occupied NW corner of NE-1/4 of NE-1/4, Section 25, Township 8 North, Range 10 East, and run East 464.24 feet; thence run South 01 degree 18 minutes 19 seconds East, 440.91 feet to an iron pin; thence run West 379.11 feet to an iron pin to and for the point of beginning; thence run South 73 degrees 54 minutes 57 seconds West, 682.39 feet to a point on the Eastern ROW of paved Public Road; thence run South 20 degrees 34 minutes 12 seconds East, 434.00 feet along said road ROW; thence run Southeasterly along said road ROW with a curve to Left of Delta = 83 degrees 34 minutes 32 seconds, Degree of curve is 12 degrees 42 minutes 04 seconds, having a radius of 452.03 feet, Chord Brg. Title to the above described property is believed to be good, but I will sell only such title as is vested in me as Substituted Trustee.
