SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on October 18, 2019, Mike Ratcliff and Shelly Lee, Husband and Wife executed a certain deed of trust to Denise McLaurin, Trustee for the use and benefit of Regions Bank d/b/a Regions Mortgage which deed of trust is of record in the office of the Chancery Clerk of Newton County, Mississippi, on October 18, 2019, in Book TRUST 442, Page 641.
WHEREAS, Regions Bank, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on February 28, 2024 in Book 487, in Page 651; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 24, 2024 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Newton County in Decatur, Mississippi, to the highest and best bidder for cash the following described property situated in Newton County, Mississippi, to wit:
Commence at a point on the East right-of-way line of the State Aid Public Road, where the same intersects the South line of the SW-1/4 of NE 1/4, Section 18, Township 7 North, Range 12 East, and run North 6 degrees 30 minutes East, 300 feet along the East right-of-way line of said State Aid Public Road for the point of beginning; thence run South 82 degrees East 113 feet to fence line; thence run North 15 degrees East, 88.5 feet along said fence; thence run North 79 degrees West 123 feet to a point on the East right of way of said State Aid Public Road; thence run South 6 degrees 30 minutes West 78 feet along the East right-of-way line of said State Aid Public Road to the point of beginning; containing 0.2 acres, more or less, and being in the SW-1/4 of NE-1/4, Section 18, Township 7 North, Range 12 East, Newton County, Mississippi.
Together with that certain Wastewater Easement recorded in Deed Book 351, page 497
More commonly known as: 227 Muley Rd, Decatur, MS 39327-9672
I will convey only such title as vested in me as Substituted Trustee.
