NOTICE OF SALE

COUNTY OF Newton
WHEREAS, on the 26th day of January, 2006, Stacy O. Wesley a married man Sheila D Wesley, husband and wife, executed and delivered a certain Deed of Trust unto Michael L. Riddle, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for United Financial Mortgage Corp., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Newton County, Mississippi in Trust Book 293 at Page 304; and
WHEREAS, Stacy O. Wesley a married man Sheila D Wesley, husband and wife is also known as Shelia D Wesley per the land records of Newton County, Mississippi; and
WHEREAS, on the 14th day of February, 2024, Mortgage Electronic Registration Systems, Inc. (“MERS”) as beneficiary, as nominee for United Financial Mortgage Corp., assigned said Deed of Trust unto The Bank of New York Mellon as Trustee for CWABS, Inc. Asset-Backed Certificates, Series 2006-8, by instrument recorded in the office of the aforesaid Chancery Clerk in Trust Book 487 at Page 653; and
WHEREAS, on the 4th day of April, 2024 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Trust Book 488 at Page 739; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 12th day of June, 2024, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the North front door of the Newton County Courthouse at Decatur, Mississippi, for cash to the highest bidder, the following described land and property situated in Newton County, Mississippi, to-wit:
Start at the Northeast Corner of the SE 1/4 of the NW 1/4 of Section 5, T 6 N, R 13 E, Newton County, Mississippi, and run thence South, 559.45 feet; thence West, 1053.82 feet to the Point of Beginning: thence S 23 degrees 26' 17” W. 235.83 feet; thence N 29 degrees 34' 53” W, 189.32 feet to the East line of Tatum Road; thence Northeasterly along the East line of Tatum Road as follows: N 51 degrees 19' 45” E, 35.90 feet; N 45 degrees 06' 14” E, 55.64 feet, thence N 33 degrees 42' 41” E, 53.18 feet; thence S 59 degrees 01' 21” E, 105.33 feet to the Point of Beginning. The herein described property contains 0.56 acre, more or less, and is situated in the SE1/4 of the NW 1/4 of Section 5, T6N, R13 E, Newton County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
