SUBSTITUTED TRUSTEE'S
NOTICE OF SALE
WHEREAS, on March 7, 2024, Leigh Dundore, the authorized signatory for Enigma Holdings Corporation, a Mississippi corporation, executed a Deed of Trust to Christy Odom, as Trustee for Newton Warehouse, LLC, a Louisiana limited liability company as recorded in the office of the Chancery Clerk of Newton County, Mississippi, in Book 488 at Page 549, reference to which is hereby made; and, WHEREAS, said Newton Warehouse, LLC, a Louisiana limited liability company, under the power granted to it in said Deed of Trust, by instrument dated October 25, 2024, duly spread upon the record and recorded in Book 495 at Page 347, on December 4, 2024, in the office of the Chancery Clerk aforesaid, did substitute the undersigned Gretchen L Gentry in the place and stead of the original Trustee and of any other Substituted Trustee; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substituted Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Substituted Trustee's fees and expenses of sale;
NOW, THEREFORE, I, the undersigned Gretchen L Gentry, being the Substituted Trustee, do hereby give notice that on January 31, 2025 between 11:00 o'clock a.m. and 4:00 o'clock p.m., being the legal hours of sale, I will proceed to sell at public outcry, to the highest bidder for cash, at the North Front Steps of the Newton County Courthouse in Decatur, State of Mississippi, the following real property described and conveyed in said Deed of Trust, lying and being situated in Newton County, Mississippi, and being more particularly described as follows, to-wit:

Parcel# 057I-34-01-023.10 0.44 Acres More or less North of High Street and West of Oak AVE Beginning at the intersection of the West Right-of-Way Line of Oak Avenue and the North Right-of-Way Line of High Street, Being the Southeast Corner of Lot 6, Block 2, Banks Addition to the City of Newton, Newton County, Mississippi; Thence run North 02 degrees 40 minutes 11 seconds East along the West Right-of-Way Line a distance of 153.30 feet to a point on a fence line; Thence leaving the said Right-of-Way Line run South 86 degrees 11 minutes 40 seconds West along a fence a distance of 132.48 feet to a point; Thence run South 00 degrees 05 minutes 53 seconds West along a fence a distance of 146.19 feet to a point on the North Right-of-Way Line of High Street; Thence run North 89 degrees 09 minutes 21 seconds East along the said Right-of-Way Line a distance of 125.31 feet back to the point of beginning; Said parcel of land being part of block 3, 4 and 5 of East Addition to the City of Newton and part of Lots 5 and 6 of Block 2, Banks Addition to the City of Newton, all being in the Northeast 1/4 of Section 34, Township 6 North, Range 11 East, City of Newton, Newton County, Mississippi. I will convey only such title as is vested in me as Substituted Trustee.
