NOTICE OF SALE
WHEREAS, on August 16, 2017, Bonnie Jean Evans and Bennie Harris, Jr., executed a Deed of Trust to Bobby Knox, Trustee for Community Bank, Ellisville, Mississippi, which Deed of Trust was recorded on August 21, 2017, at Book 421, Page 111 in the office of the Chancery Clerk of Newton County, Mississippi; WEHEREAS, on February 22, 2023, Bonnie Jean Evans, executed a Modification of Deed of Trust to Community Bank of Mississippi, which Modification was recorded on March 3, 2023, at Book 479, Page 551, in the office of the Chancery Clerk of Newton County, Mississippi, and
WHEREAS, the aforesaid Community Bank of Mississippi, the holder of said deed of trust and the note secured thereby, substituted Pine Belt Land Title, LLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded March 10, 2025, at Deed Book 497, Page 584 in the office of the aforesaid Chancery Clerk of Newton County, Mississippi; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Community Bank of Mississippi, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substituted Trustee's fees and expense of sale; NOW, THEREFORE, Pine Belt Land Title, LLC, Substituted Trustee in said deed of trust, will on April 9, 2025 offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.) on the front steps of the Newton County Courthouse, located in Decatur, Mississippi, the following described property situated in the County of Newton, State of Mississippi, to-wit: Commence at the Southwest corner of the SE ¼ of the SE ¼ of Section 32, Township 6 North, Range 11 East, Newton County, Mississippi, and run thence North 1786.72 feet; thence West, 346.97 feet to a point of the West right-of-way line of Naomi Drive said point being the Point of Beginning; thence South 63 degrees 33 minutes 12 seconds West 290.40 feet; thence North 26 degrees 26 minutes 48 seconds West, 150.00 feet; thence North 63 degrees 33 minutes 12 seconds East, 290.40 feet to the West right-of-way line of Naomi Drive; thence South 26 degrees 26 minutes 48 seconds East, 150.00 feet along the West right-of-way line of Naomi Drive to the Point of Beginning. The herein described property contains 1.00 acre, more or less, and is situated in the NW ¼ of the SE ¼ of Section 32, Township 6 North, Range 11 East, Newton County, Mississippi. To also include: 2017 Clayton 37FAC28723RH17 28x72 (Serial Number CS2021870TNAB). Indexing Instructions: SE ¼ of SE ¼ of Section 32, Township 6 North, Range 11 East, Newton County, Mississippi.
