SUBSTITUTED TRUSTEE'S
NOTICE OF SALE
WHEREAS, on October 9, 2023, Dustin Lamar Moore, executed a certain deed of trust to Christe Harris Leech, Trustee for the benefit of the FIRST FINANCIAL BANK, an Arkansas banking corporation, which deed of trust is recorded in the Office of the Chancery Clerk of Newton County, Mississippi, in Land Deed of Trust Book 484 at Page 567 and WHEREAS, on the 24th day of February, 2025, FIRST FINANCIAL BANK, an Arkansas banking corporation, executed its Substitution of Trustee wherein it substituted Dexter C. Nettles, Jr., as Trustee in and for the above described Deed of Trust of record in Land Deed of Trust Book 484 at Page 567, records of the Office of the Chancery Clerk of Newton County, Mississippi, in lieu and in place of Christie Harris Leech, which instrument of Substitution of Trustee was filed for record at 9:05:34 A.M. on March 7, 2025, in Land Deed of Trust Book 497 at Page 495 thereof, records of the Office of the Chancery Clerk of Leake County, Mississippi; and WHEREAS, default having been made in the terms and conditions of the said Land Deed of Trust and the entire debt secured thereby having been declared due and payable in accord with the terms of said Land Deed of Trust, and the legal holder of said indebtedness, FIRST FINANCIAL BANK, having requested the undersigned as Substituted Trustee in Deed of Trust Book 484 at Page 567, records aforesaid, to execute the trust and sell said land and property in accordance with the terms of said Land Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
That on the 4th day of February, 2025, the Bankruptcy Court for the Southern District of Mississippi entered its Order lifting the Automatic Stay by Agreed Order in Cause No. 25-00123-JAW. NOW, THEREFORE, I, Dexter C. Nettles, Jr. as Substituted Trustee in said Land Deed of Trust aforesaid, will on Thursday, the 10th day of April, 2025, offer for sale at public outcry and will sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m. C.S.T. on the front steps of the Newton County Courthouse in the City of Decatur, Newton County, Mississippi, to the highest and best bidder for cash, the land and property lying and being situate in the County of Newton, State of Mississippi, more particularly described as follows, to-wit: 709 Melvin Leach Road, Union, Mississippi 39365. BEGIN where the East side of the Newton-New Ireland Public Road intersects the North line of the NE ¼ of the SW ¼ of Section 21, Township 8 North, Range 11 East, Newton County, Mississippi; and run thence South along the East line of said public road 287 feet; thence East 300 feet; thence North 287 feet, more or less, to the North line of said NE¼ of SW¼; thence West to the POINT OF BEGINNING.
