SUBSTITUTED TRUSTEE'S
NOTICE OF SALE
WHEREAS, 5/15/2023, WILLIE POOLE AND WIFE, CYNTHIA ANN POOLE, AS TENANTS BY THE ENTIRETY WITH FULL RIGHT OF SURVIVORSHIP executed a certain deed of trust to GRID151 AGENCY SERVICES OF TEXAS, LLC., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Carrington Mortgage Services, LLC which deed of trust is of record in the office of the Chancery Clerk's office of Newton County, State of Mississippi in Book 481 Page 404 and recorded on 5/23/2023; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 5/20/2025 and recorded 6/04/2025 in Book 500 Page 226 the aforesaid Chancery Clerk's office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 9/2/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), Main Front Door of the Newton County Courthouse, 92 West Broad Street, Decatur, MS 39327 to the highest and best bidder for cash or certified funds the following described property situated in Newton County, State of Mississippi, to-wit:
Start at the Southwest Corner of the E ½ of the NW 1/4 of Section 18, Township 6 North, Range 12 East, Newton County, Mississippi, and run thence North 1,542.94 feet; thence East, 6.53 feet; thence North 02 degrees 00 minutes East, 282.0 feet along the East line of the Norman Road to the point of beginning:
Thence North 02 degrees 00 minutes East, 147.5 feet along the East line of the Norman Road; thence East, 147.5 feet; thence South 02 degrees 00 minutes West, 147.5 feet; thence West, 147.5 feet to the point of beginning. The herein described property is situated in the South ½ of the NE 1/4 of the NW 1/4 of the said Section 18, and contains 0.50 acre, more or less.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
