SUBSTITUTED TRUSTEE’S
NOTICE OF SALE
WHEREAS, on February 24, 2021, Ja'Cara Gena Ruffin, a single woman, executed a Deed of Trust to Charles J. Pignuolo, Trustee for the benefit of BancorpSouth Bank, now Cadence Bank, which is recorded in Book 456 at Page 744 in the office of the Chancery Clerk of Newton County, Mississippi; and
WHEREAS, Underwood Law Firm PLLC has been substituted as Trustee under the Deed of Trust; and
WHEREAS, default has been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, Cadence Bank, has requested the undersigned Substituted Trustee to execute the trust and sell the property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees, and expenses of sale.
NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on January 28, 2026, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the main front door of the Newton County Courthouse in Decatur, Mississippi, the following described property together with all improvements thereon situated in Newton County, Mississippi, being the same property described in the Deed of Trust:
Start at the Southeast corner of the SE 1/4 of the SE 1/4 of Section 33, T6N, R11E, City of Newton, Newton County, Mississippi, and run thence North, 166.1 feet; thence West, 1175.2 feet to the point of beginning; Thence West, 178.9 feet along the South line of Paul Avenue; thence S 14 degrees 50 minutes W, 181 feet along thence East line of Ridge Drive; thence East, 225.2 feet; thence North, 175 feet to the point of beginning. The herein described property is situated in the SE 1/4 of the SE 1/4 of the SW 1/4 of the SE 1/4 of the Section 33, T6N, R11E, and in the North 1/2 of the NE 1/4 of Section 4, T5N, R11E, City of Newton, Newton County, Mississippi, and contains 0.81 acre, more or less, and is known as Lot 57, Meadowbrook Subdivision, Part 2, (an unfiled subdivision). UNDERWOOD LAW FIRM PLLC will convey only such title as is vested in it as Substituted Trustee.
