SUBSTITUTED TRUSTEE'S
NOTICE OF SALE
WHEREAS, on the 6th day of August 2018, Johnny Knight and Lafang Meux aka Lafang Nettles Knight executed a certain Deed of Trust to Thomas R. Hudson, Trustee, for the benefit of BankPlus, A Mississippi Banking Corporation, which Deed of Trust was recorded in the office of the Chancery Clerk of Newton County, Mississippi, and recorded in Deed of Trust Book 431 at Page 276 of the land records; and,
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead of Thomas R. Hudson, Trustee for BankPlus, A Mississippi Banking Corporation, said Appointment of Substitute Trustee being recorded in Book 485 at Page 718 of the records of the Chancery Clerk of said County; and,
WHEREAS, fee simple title is vested in Johnny Knight and Lafang Meux; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the legal holder of said indebtedness, BankPlus, A Mississippi Banking Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Simpson Law Firm PA, Substituted Trustee in said Deed of Trust, will on the 1st day of February, 2024 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main Front Door of the Newton County Courthouse, in Decatur, Mississippi, to the highest and best bidder for cash the following described property situated in Newton County, State of Mississippi, to-wit:

Jarrell Addition to the City of Newton, Newton County, Mississippi, and run thence South 00 degrees 37 minutes West, 110 feet along the East line of Pecan Street to the point of beginning: Thence South 85 degrees 28 minutes East 200 feet; thence North 01 degree 58 minutes East, 39 feet; thence South 84 degrees, 28 minutes East, 109.6 feet; thence South 02 degrees, 24 minutes East, 49.1 feet; thence South 00 degrees 23 minutes West, 95.8 feet, thence North 86 degrees, 08 minutes West, 96.2 feet; thence North 02 degrees, 35 minutes East, 16 feet; thence West 229 feet to the East line of Pecan Street; thence North 00 degrees, 37 minutes East, 111 feet along the East line of Pecan Street to the point of beginning.
