TRUSTEE’S NOTICE OF SALE
WHEREAS, on May 11, 2023, Darion D. Body, Sr., and Julia Morales executed a Deed of Trust to Terry L. Caves, as Trustee for The First Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Newton County, MS, in Book 481 at Page 321;
WHEREAS, said Deed of Trust was assigned to Trustmark Bank in Book 508 at Page 257;
WHEREAS, on March 5, 2026, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 508 at Page 258;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on April 23, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the north front door of the Newton County Courthouse in Decatur, MS, to the highest and best bidder for cash, the following described property situated in Newton County, MS, to-wit:
A certain tract of land containing 1.00 acre, more or less, being situated in the Northwest Quarter of the Northeast Quarter of Section 13, Township 6 North, Range 11 East, Newton County, Mississippi, and being more particularly described by a survey as follows: Commencing at an iron pin found marking the Northeast corner of the Northwest Quarter of the Northeast Quarter of Section 13, Township 6 North, Range 11 East, Newton County, Mississippi; thence South 00° 25' East for 54.04 feet to an iron pin on the South line of Sand Springs Road, said point being hereinafter referred to as the Point of Beginning of Tract 1; thence continue South 00° 25' East for 269.12 feet to an iron pin; thence South 89° 38' West for 220.44 feet to an iron pin on the East line of Mississippi Highway No. 15; thence North 24° 34' East along the East line of Highway No. 15 for 331.00 feet to an iron pin on the South line of Sand Springs Road; thence South 69° 20' East along the South line of Sand Spring Road for 86.42 feet to the Point of Beginning.
I will convey only such title as is vested in me as Trustee, with no warranties.
